Gym air conditioning: what it costs and why most UK gyms get it wrong

UK gym cooling explained - why standard commercial units fail on gym floors, what a proper install costs in 2026, and the design mistakes that leave members sweating.

A gym floor generates more heat per square metre than almost any other commercial space. Bodies working hard, treadmill motors running, mirrors trapping solar gain along one wall, and a door that opens every few minutes letting warm air roll in. Most gym operators size their air conditioning like it is an office. It is not, and undersizing it is the single most common mistake we see.

Why gyms are a different cooling problem

An office has people sitting still, generating around 100 watts of heat each. A person on a treadmill at a hard pace generates six to eight times that. A gym floor with 30 members training generates a heat load closer to a small industrial unit than a workplace.

Three things compound it:

  1. Constant occupancy turnover. Doors open and close all day, letting hot or cold outside air mix with the conditioned space.
  2. Equipment heat. Treadmill and bike motors, and banks of screens on cardio equipment, all add continuous background heat.
  3. Humidity from sweat. Gyms run at higher humidity than offices, which makes a room feel warmer than the thermometer says and puts extra load on the system to dehumidify as well as cool.

Any installer who quotes a gym using standard square-metre rules for an office is going to undersize it.

What good gym cooling actually looks like

Ceiling cassettes across the floor, not wall units. Wall-mounted units blow air across a fixed line of sight, which is fine for a bedroom and useless for an open training floor. Multiple ceiling cassettes spread the airflow evenly across the whole space and keep sightlines to mirrors and screens clear.

Zoned control for different areas. A free weights area, a studio running spin classes, and a reception desk all have different heat loads and different comfort needs. A studio running back-to-back classes needs faster response than a quiet weights corner. VRV or VRF systems (variable refrigerant volume/flow) let one outdoor unit serve several independently controlled zones, which is standard for anything beyond a single-room gym.

Oversizing for peak, not average. A gym is empty at 10am and packed at 6pm. Size the system for the 6pm peak with a buffer, not the daily average, or members train in a room that never quite catches up.

Dehumidification as a stated requirement. Ask any installer quoting a gym whether the system actively manages humidity, not just temperature. A room can hit the target temperature and still feel sticky and uncomfortable if humidity is not addressed.

What it costs in 2026

Small studio or PT space (under 100 square metres, one or two rooms). A twin-cassette system similar to a small office install. Fitted, £7,000 to £11,000.

Mid-size gym (100 to 300 square metres, open floor plus one studio). VRV mini system with four to six zones. Fitted, £15,000 to £24,000.

Full gym or leisure club (300 square metres plus, multiple studios and a weights floor). Full VRV or VRF system with eight or more zones, often paired with a dedicated air handling unit for fresh air exchange. Fitted, £25,000 to £45,000+, heavily dependent on the building and duct routing.

These figures are for the cooling system alone. A gym conversion from a shell unit often needs separate budget for ventilation ductwork, which a good commercial installer will flag at survey stage rather than as a surprise later.

The running cost reality

A gym system runs far more hours than an office one. Most gyms open 6am to 10pm, seven days a week, and the system is under real load for most of that. Budget for genuinely higher running costs than an office of the same floor area, not the same figure. Commercial-badged units built for continuous duty cost more upfront but survive the duty cycle. Domestic or light-commercial kit installed to save money on a gym floor typically fails within two to three years.

Ask any installer for the unit’s rated duty cycle before signing. If they cannot answer, that is a sign they are not used to quoting gyms specifically.

The mistake that costs gyms the most

Installing based on square metreage alone, without factoring in equipment heat and peak occupancy, is the single biggest reason gym air con underperforms. A 200 square metre gym floor with 40 people training hard needs meaningfully more cooling capacity than a 200 square metre open-plan office with 15 desks. Get a survey from an installer who has priced other gyms, not one pricing their first.
